Dunes 21, is a Sussex Seaside Holiday house next to Camber Sands Beach and is one of a pioneering, boutique development of properties combining contemporary design with the latest Eco-friendly technologies. This superb seaside holiday home is situated at the foot of the sand dunes and only a minutes walk to the beach. The spacious accommodation is set out over 3 floors and has 3 bedrooms, 3 bathrooms and a flexible option of being able to be rented as either a 2 or 3 bedroom property. The perfect place for large or small families and a great location for enjoying kite surfing on the beach.
All booking between the 12th May - 13th July 2012 will need to be quickly checked with the owner before being confirmed.
A large wrap-around deck sees the sun all day long and is a fantastic spot to watch the sunset over the dunes or listen to the waves. There's a barbecue and external dining area for friends and family and an external fireplace which can be used on chilly evenings. There is another deck leading from the master bedroom with outside seating, perfect for your morning coffee.
On the ground floor, we have a huge Games Room and "The Den". A private, self-contained studio, with its own entrance (if desired). It's a haven for teenage children or indeed "big kids" of any age, having an array of entertainment (Play Station, Mac, TV) or just chill in the fantastic hammock! The adjoining games room has table football and air hockey. Sure to be a huge hit for the whole family, whatever the weather! (Please note that the ground floor with the den and games room is only available when booked out as a 3 bedroom booking and not when it is a 2 bedroom booking).
The house is part of a pioneering, boutique development combining contemporary design with the latest eco-friendly technology. Heating and hot water are provided by solar panels and a geothermal heat pump and an electricity-generating wind turbine reduces carbon emissions. The interior has been imaginatively furnished to a high standard throughout. The result is fabulous, with light, spacious rooms furnished in an appealing, contemporary style - even the messages on the funky orange and white bathroom tiles remind guests to relax!
For wet days and relaxed evenings, there is no shortage of indoor entertainment with books, games and music libraries to choose from. Water sports and golfing devotees with also appreciate the external store area for wet suits, boards, golf clubs etc.
This property can be let to sleep 4 during mid and low season and 6 all year round!
Ground floor:
Welcome to the pleasure dome. Our ground floor has a huge space for fun or to hideaway from the rest of the group! To the right of the front door is the entrance to the games room with table football, air hockey and access to "The Den", our funky studio hideaway. The Den can also be accessed from the rear of the house with its own private entrance. In The Den you'll find a cool sofa and 2 armchairs to watch your big flat screen TV with Freeview. A Play Station II with a library of games and a music system complete MP3 connector. Geeks will also love the MAC with broadband. There's a fab en-suite bathroom with bath and built-in shower, basin, WC and heated towel rail. Your own outside terrace with dining area, outdoor shower to wash off the sand and a large hammock (summer only). Beds can be either generous singles or doubles. The adjacent games room hosts a great football table and air hockey set - great for all the kids - younger and older! There is also a washer /dryer neatly tucked away and an extra fridge/freezer for drinks and ice cream. Stairs from the entrance hall lead to the first floor with open-plan living area.
First floor:
Our spacious, light-filled open-plan living area also has a cosy wood-burning fire, big comfy L-shaped sofa and two club chairs. Tons of entertainment with a big flat screen LCD TV with Freeview, DVD player and library. Music system with MP3 connections & CD Library. The dining area has a fold-away dining table and chairs (NB one set of dining chairs with cushions are provided for the external dining tables which may be used indoors also. Another set of basic folding chairs is provided for optional use). Modern kitchen with electric oven, grill and induction hob, microwave, refrigerator with icebox and dishwasher. During the winter, free logs are provided for the wood burner. Full height glass double-doors lead to a huge, wrap-around deck directly overlooking the dunes and gardens and where you can watch the sun go down. The deck has an outside dining area for 8 people, a fireplace, barbecue and sun lounger. Oh and terrific views of the famous Camber Sand Dunes. (Dunes 21 is next door to Sea Rocket, so is ideal for friends and family wanting to holiday together).
Second floor:
Stairs up to Bedroom Two and Family bathroom with bath, built in shower, basin, WC and heated towel rail. Double bed, mirror wardrobes, beside tables with lights,dressing table and patio door to balcony in bedroom. Great double aspect view of the sand dunes.
Top floor:
Staircase to master bedroom suite with superb double aspect views of the sand dunes and sunset. King-Size double bed, large mirror wardrobe, chest of drawers, bedside tables and lights, club chair and dresser. ipod Dock. Luxury en-suite with big shower, basin, WC and heated towel rail. Full height glass double-doors lead from bedroom onto private deck with two lounging chairs. Perfect for a nice quite breakfast, listening to the waves.

Wi-Fi, table football and air hockey. Travel Cot and High Chair. Stair gates, Hair-dryer, Cotton Bed Linen, Bath Towels, Bathrobes, Beach Towels and Toys (June - October). Selection of CD’s and DVD’s, Board Games, Books, Wood Burner in sitting room and outside deck (free logs in autumn/winter). Electric radiators for additional heating.
Dogs welcome with prior arrangement: £20 fee per dog, per week -maximum 2 dog). No smoking.
Outside:
Steps lead from 1st floor to communal dunescape style garden. Front of house offers storage space for water sports equipment, golf clubs and private parking for one car in front of house. Two additional visitors’ parking spaces are available on first-come, first-served basis. (NB the land opens onto a road at one end and a car park at the other, so small children should not be left unsupervised).

There is a £24 booking fee per holiday.
The changeover day for weekly bookings is a Saturday. Other start days may be possible on request in the low and mid season. Short breaks may commence on any day.
This property is happy to accept a maximum of 2 dogs. There is a £20 fee per dog per week. You must have our prior agreement to take a dog to this property.
