12 West Street, Rye is a charming country holiday cottage in the heart of Rye. This 2 bedroom XVI century listed self catering holiday cottage is in West Street a cobbled street just off the High Street in Rye and is located within very easy walking distance of the town and local places of interest. The property has been recently decorated and tastefully furnished to a very high standard. This is the perfect place for a holiday or short break at any time of year. The neighbouring property is also available to rent as a one bedroom apartment providing flexibility for the larger family.

Ground floor:
The front door opens from the cobbled street into a small beamed hallway which to the left leads into the sitting room/dining area with sisal carpet throughout, designer soft furnishings and a beautiful antique dining table. This room also has a lovely inglenook fireplace.with feature log burner ( non working ), 3 Seater sofa, storage cupboard with games, TV and Sky television . WiFi internet available. To the right of the hallway is the kitchen with modern shaker style units, electric oven and gas hob built into the inglenook fireplace, fridge freezer, microwave, Dualit toaster and dishwasher. A small foldaway table and chairs is available to sit and enjoy that early morning cup of coffee.
There is a washing machine and tumble drier located in the passageway between the adjacent apartment. This is a communal area shared by both properties.
Two stairs lead down to the bathroom which is fitted with beautiful Fired Earth fixtures and stone tiled flooring with underfloor heating. Bath, loo and sink. The left hand side of the bathroom is a "wet room" area with fitted shower.
First floor:
Stairs up to the first floor. Directly at the top of the stairs is a bunk room with full size bunk beds. A separate single bed is also set up allowing three children to sleep together.
The Master bedroom has a king size bed and ample wardrobe space, chest of drawers and bedside tables. In the corner of this room is an open closet area which has been fitted with a mini 3ft bed complete with headboard, 2 rung ladder and cot side ! The perfect place for a young child to sleep while still being near their parents. ( not suitable for babies ).

This is a no smoking property. Sorry no pets.
There is no private parking but it is possible to unload cars from the road outside of the property.
Parking is available locally.

£24 booking fee per property
The changeover day for weekly bookings in the High Season is a Saturday to Saturday.
Other start days may be possible on request in the low and mid season. Short breaks may commence on any day out of the High Season.
