Welcome to... Romney Point...


Romney Point in Rye is a detached country holiday home, that has been converted from a former coach house. This property is full of character, with 3 bedrooms and a working fireplace and was designed and built in 1905 by the famous architect Sir Reginald Blomfield.

Situated in a sought after hilltop location on the outskirts of the town of Rye one of the real features of the house are the panoramic views from the garden and main bedroom across the marshes, river and the ancient town to the sea in the distance.

Romney Point is located in a private road with adequate parking for 2 cars and is within an easy walk of the town center with its historical attractions and shops and restaurants.

The property has been newly decorated and tastefully furnished by the current owners to a very high standard and offers elegant and flexible accommodation for families with one of its three bedrooms being on the ground floor.  Romney Point welcomes dogs to stay with their owners whilst on holiday!

Due to the hilltop location of the garden with balcony and pond, the house is unsuitable for children under the age of 8 years. Non mobile babies are accepted!


Ground Floor

Romney Point is approached through a small, brick paved gated courtyard and front door into a lovely entrance hallway with tiled floor. A second door way opens into the spacious dining hall with original wood block flooring and fireplace. The antique dining table allows seating for 8 guests, this room is the perfect place for a celebratory meal at any time of year.

A doorway from the dining hall leads into the kitchen/ breakfast room which has been decorated in a mixture of modern and traditional styles. There are plenty of fitted painted wooden units with wooden worktops throughout and all new stainless steel appliances, including a fridge freezer, washing machine and dishwasher. A double electric oven and gas hob together with plentiful supplies of kitchen essentials which include, microwave, coffee machine, liquidiser and slow cooker leave no shortage of facilities for cooking delicious meals during your stay.  In one corner is a useful pantry which keeps its cool even in summer and gives perfect additional storage. The kitchen has a small table with seating for 4 people and opens directly onto the rear garden. Immediately outside the back door is a small shed that houses a tumble drier.
To the front of the house and leading from the dining hall is a large and comfortable living room with windows overlooking the private drive and french doors opening onto the courtyard. There are 3 sofas as well as additional corner seating and the real focal point is a working fire with beautiful original surround. Modern comforts of a 37” flat screen TV, Blu-Ray and DVD/CD player with Smart connection, BT Vision and a wide selection of DVD’s provide guests with plenty of entertainment for occasional rainy days. Wi Fi internet access is also available.
Located on the ground floor, leading from the entrance hallway is the third en-suite bedroom. This has a comfortable king size bed with memory foam topper, a wardrobe, chest of drawers and bedside tables. The beautifully tiled en-suite has a good size walk in shower, WC, heated towel rail and sink with shaver socket above.


First floor:

Stairs lead from the dining hall to the upper floor and landing with wooden floors and built in bookshelves. A comfortable seating area allows this area to be used by guests for a quiet moment alone while taking in the views from the dormer window. There is also useful built in wardrobe space here in addition to those provided in each bedroom.
To the rear of the property is the master bedroom with super king size bed with memory foam topper and quality Egyptian cotton linens. Wardrobe, chest of drawers and bedside tables with lamps, TV with DVD player .The feature of the room is the full width Venetian style window with panoramic views across the river and marshes to the sea.
The bathroom immediately adjacent to this bedroom has wood paneled surround, bath with hand held shower attachment, WC, sink and heated towel rail.
To the front of the house is the second bedroom with twin beds. There is plenty of storage space, fitted wardrobes, chest of drawers and bedside tables with lamps. The en-suite is decorated in a contemporary style and has bath with hand held shower attachment, towel rail, WC and sink.


Outside.

The private driveway from Point Hill allows access to this and neighboring properties but there is allocated parking immediately outside and also a separate single garage at the top of the drive.
To the rear of the property is the private south west facing gardens with terraced and gravelled areas. At the end of the garden, which extends about 30m from the house is a pergola covered seating area with stunning panoramic views from the hill top position across the river to the sea in the distance. There are several raised flower beds with walkways and stepped areas, as well as an ornamental pond which does make the house unsuitable for children under the age of 8 years (non mobile babies accepted!)


Additional amenities:

Selection of CD's and DVDs, Board games, Hairdryer and hair straighteners, Towels, Bathrobes, Bed linen, High chair, Travel cot. First basket of logs and firelighters provided for the fire.

Dogs are welcome to stay - there is a £20 dog fee per stay.

Dogs are not allowed in any of the bedrooms, downstairs bedroom included and are not permitted upstairs or on any furniture.

The changeover day for weekly bookings is a Saturday. Other start days may be possible on request in the low and mid season. Short breaks may commence on any day.
