A lovely, well presented house and close proximity to the beach. Appreciated the welcome pack! Rye was great to explore and could be reached by bus or the footpath. Hadnt appreciated the house was on a housing estate, which explains parking was back in the tiny square, (just a short walk away). Overall, a great mini break!

This is a modern, nice, small family home in a small housing estate, its clean and comfortable although definitely not a cottage. Shame that there is no useable outside space and parking is a minor hassle (have to use communal area, which is v close). Short walk (5-6 mins) to the excellent beach and local amenities.

The cottage was immaculate. Extremely comfortable with 3 bathrooms. Everything in the cottage worked. The bed was comfortable and we slept well. It was a very peaceful area with no disturbance. We would definitely come again.

We had a good stay at the property. We were not much in as the weather was perfect and we spent most of the days at the beach. The only negative thing I would say about the property is that the blinds in the bedrooms don't block any light at all, so we were all woken up at 4am. One of the improvements to be done at the property is investing on blacRead morekout curtains/blinds. If you plan to book a stay here, I recommend you bring some stick on blackout curtains/blinds. Good location for morning walks on sandy beach. Quick and easy to get into Rye which is well worth visiting for gift shops, snacks, Ypres tower/Castle and St Mary's Bell Tower where there is a great view after a steep climb. Property is fine for a mini break. Parking near property a little tricky at times.

A perfect house for us - 3 friends having a long weekend by the sea. The house was clean, warm & beds v comfy & the luxury of an ensuite & family bathroom was perfect for when we were getting ready to go out in the evening. The kitchen had everything we needed & a coat/shoe cupboard was v useful to keep things out of the way in the hallway. The property was very clean and well presented. Comfortable beds. Enjoyed days at Sissinghurst Castle gardens, RSPB Dungeness, Hole Park Gardens and Merriments garden. Scotney Castle was very much like a fairy dream. Great meal at The Vineyard, Lamberhurst. Marinos Fish and Chips in Ryde also very good.

Excellent location. Well equipped. Nice decor and very clean. Bedroom blinds do not block out a lot of light so take a blindfold if that bothers you.

Lovely house with a very well equipped kitchen. We stayed with 4 adults and an infant and there was sufficient space for all of us. The beach is in short walking distance (the closest beach access is across dunes so not stroller friendly, but the main beach access is not too much further in the other direction). There is plenty of free parking (in Read moreMarch that is). The dining table is a little small, so for anyone really into board games just something to be aware of. Hide

The property was fine, very nice indeed. Clean, tidy & and sufficient for what we needed. We were not in the property much during the day as we were out & about on sight-seeing local places & historical sites, us Camber Beach & Rye Harbour nature reserve - however we had a lovely stay for the short while we were there.
