This charming property is located in the village of Fittleworth, which has a village shop and several nearby pubs. It is nestled in a rural location within the South Downs National Park having far-reaching countryside views. This makes it the perfect getaway with family and friends and enjoying easy access to the many footpaths and cycling trails on offer. The neighbouring towns of Petworth and Pulborough are both 3 miles away with the latter having two supermarkets and mainline trains to London. There is much to see and do in the area including Petworth House, several golf courses, racing at Goodwood and Fontwell, as well as Polo at Cowdry Park all within 15 miles, ensuring this pocket of West Sussex has something for all the family.

Leave your shoes and coats in the hallway before continuing through to the lounge. With a large sofa and two armchairs, this is a tranquil space in which to unwind in front of the roaring wood burner on a chilly evening and catch up on your favourite programmes on the Smart TV which includes Sky, BT Sports, and Netflix. Beyond, the impressive conservatory offers the perfect place to relax with a good book or just soak in the stunning countryside views across the South Downs National Park. The well-equipped kitchen is located just off the lounge. Throw open the patio doors on a warm summer’s morning and enjoy an informal breakfast at the kitchen table which seats four, but which can be extended to seat eight, or simply sit outside on the top terrace for a coffee and enjoy the view. A formal dining room for eight is located on the opposite side of the lounge and is a great space for family celebrations and a games room with a pool table and plenty of board games for an after-dinner family games evening. Just off the games room is a handy study that provides a quiet area for catching up on emails and the ground floor is completed with a handy utility room and a separate WC. Heading upstairs there are four bedrooms: two king-size rooms with impressive views and en-suite shower rooms, a twin room, and a single room with an additional trundle bed. These two bedrooms share the family bathroom.

Outside, there is a gas-fired BBQ for outdoor dining and multiple seating areas to choose from, all of which enjoy the breath-taking views over the South Downs. Relax after an enjoyable day sightseeing and watching the sunset with a glass of fizz produced by one of the many local growers. A secret garden behind the property offers a quiet spot to sit under a wooden pergola and enjoy the peaceful views. There is also a garden gate which gives direct access to extensive woodland walks.

We stayed here for a week as our daughter was getting married in the area and we wanted to relax afterwards. Fantastic house with beautiful views. We loved our time here. Very convenient for wandering around Arundel and Chichester. The Bridge Inn at Amberley does very good food as does the George at Eartham

The cottage is comfortable with all the necessities. Ample of rooms and comfy beds. The billiards room is a great idea ro keep rhe kids occupied on a wet day! No complains . . . We've already shared the link to our family and friends who visited us on dinner!

We had a lovely relaxing break and were sad to leave. Knoll House was beautifully clean, really well equipped, with fabulously comfy beds. Views from the conservatory of the garden and surrounding countryside were amazing. We really enjoyed the games room; we had lots of fun playing pool and the board games provided. We had a fantastic 2 week family holiday at knoll house. When we had questions the owners were responsive and very helpful. The house was superbly kitted out and comfy. The view is picture perfect and the surrounding area is fabulous, with incredible walks for humans and dogs alike! We loved it.

Fantastic venue for a weeks holiday on the back of a nearby family wedding. Ample room for 2 couples and a grandparent, beautifully furnished inside and out, with great views and all the kitchen equipment you could ask for. Beds were comfy and bathrooms modern. Should be even better when The Swan Inn fully reopens.

What a fabulous home to stay , we loved every minute and didn't want to leave . Lots of woodland walks all around and direct out the rear gate. We liked seeing the cows in the field across the way with the south facing lovely views with sun rise and sunset glows. The nearby villages, national trust houses and castles are great for little trips out Read moreor head to the coast. We had a wonderful time at Knoll house. The house is so spacious but yet cosy. We would all find our own little space in the house sonetimes to do the things we love. And other times we could all come together and play games or just watch some tv. The surroundings are beautiful and there is lots to do. We would love to come back in the summer one dRead moreay when there is less water in the valley. Although that also contributed to some wet and wild adventurous walks. Hide
