Surrounded by expansive countryside and woodland on the Kent/Sussex border, this single-level conversion is a perfect place to take a break as a family. There is so much to explore in the local area starting with Bodiam (4.8 miles), with its grand castle ruins and not forgetting Battle (5 miles), with the 1066 battlefields and an imposing abbey waiting to be explored. Sedlescombe (4 miles) has a fascinating organic vineyard and is accessible through a wild woodland walk from the property. For those looking to taste the sea air, Camber Sands is a little further afield at 16 miles away, ensuring the coast and the countryside are within easy reach.

The front door of this property enters into a large hall with space to store coats and shoes, leading through to the cosy living room complete with two sofas and a warming wood burner for cosy evenings. For entertainment, there is a smart TV with a soundbar and a wireless subwoofer making the ultimate movie night. The kitchen/diner has plenty of space to cook up family meals which can be eaten around the rustic kitchen table seating six guests. The first of the bedrooms is a double, benefitting from an en-suite shower room, whilst the king-size room and twin room share the family bathroom with a shower over the bath. All of the rooms are well furnished with wardrobes, rails, drawers and bedside tables. Thermally efficient and powered by solar energy, the rooms throughout stay warm all year round using an environmentally conscious method.

Outside, the private garden offers a wonderful place to dine on a summer evening or enjoy a morning coffee to start the day right. The property is located on a smallholding with 13 acres of beauty to be seen. A lovely, well-equipped and comfortable cottage which was beautifully clean on our arrival. Very thoughtful welcome package plus tea/coffee - thank you. Nice woodland walks on the doorstep but muddy (April) so wellies were a must. The main road is quite noisy at times but not noticeable from inside the cottage.

This wonderful property turned out to be a marvellous find. It's spacious and being on one level particularly suited my elderly mother who isn't so agile theses days. For me, I was very impressed with the quality of the dog proof fencing around the whole garden and gate area which gave me confidence that my small Tibetan Spaniel dog wouldn't be ablRead moree to escape! The owners and neighbours were incredibly friendly without being in the least bit obtrusive. All in all I thoroughly recommend staying here to visit Rye, Battle, Hastings, Eastbourne (not so nice!) and a bit further afield the Pavilion in Brighton. Hide

We found the cottage very clean and well designed and really enjoyed living there for a week. It was generally quiet and the sunsets were wonderful! The garden is well maintained (we love the buttercup walk) and it was very pleasant to sit outdoors.
