A great choice for families, couples or friends, this delightful terraced Georgian house in the heart of Rye has views over pretty roofs to the fields beyond. This historic market town has so much to explore within its well-preserved Medieval cobbled streets, including an array of independent shops and galleries, lovely pubs, cafes and restaurants and all kinds of historic landmarks, from Ypres Tower to Lamb House, the National Trust’s Georgian property. Camber, with its famous stretch of golden sand, is 4.5 miles away, and Rye Nature Reserve is also 4.5 miles, perfect for walking and bird watching. You can also walk the 1.5 miles to Camber Castle, the remains of an artillery fort built by Henry VIII – a striking landmark and worth a visit. Winchelsea is 2.5 miles away, a quaint village with excellent pubs and a beach and – last but definitely not least – a number of vineyards in the local area offer tours and tastings, including Tillingham (5 miles), which produces organic wines and has a farm-to-plate restaurant.

The house is set over three storeys, and on the ground floor you will find a welcoming lounge in which two sofas are comfortably gathered around a smart TV and cosy wood burner. The galley kitchen flows into the sun room – which has a glass roof and chairs for relaxing – and the dining room, where there is a beautiful stripped-wood floor, a wooden mantelpiece and a coal-effect electric fire. Also on this level is a shower room with a WC. Narrow stairs lead to the first floor where there are two pretty bedrooms, a super-king-size (twin on request) and a single, plus a period-style bathroom with a roll-top bath. A further set of narrow stairs leads to the top floor, where you will find two more bedrooms, a double and a single, each with a useful washbasin.

To the rear of the property is a small courtyard with a bistro table and chairs for two to enjoy the fresh Sussex air.

  • 4 bedrooms – 1 super-king-size (zip-and-link bed can be made up as a twin on request), 1 double, 2 singles
  • 2 bathrooms – 1 bathroom with roll-top bath and WC, 1 shower room with WC
  • Electric oven and hob, fridge, slimline dishwasher, washing machine, microwave
  • Travel cot and highchair on request
  • Wood burner (first basket of logs supplied in winter months)
  • Smart TV
  • Please bring your own beach towels
  • Enclosed courtyard
  • Parking in a public car park
  • Shop 0.3 miles, pub 0.1 miles, beach 3 miles
  • Please supervise children near the wood burner
  • Narrow, cottage-style stairs
  • Cargo-style nets are available that can be attached across the top and bottom of each flight of stairs to help deter toddlers, but they are not intended to be a robust barricade – stairgates will not fit
  • This property will be decorated for Christmas
  • Arrival: 16:00 onwards
  • Departure: before 10:00
  • Sorry, no dogs allowed

We had a fabulous weekend at 76 The Mint. The house is right in the centre of Rye only a few seconds walk from some fantastic pubs and restaurants so extremely convenient (and a very short walk to the train station). The house was immaculate inside and had everything you could want for a weekend's stay - we will definitely be returning!

Fabulous location. Inspite of being opposite a noisy pub we were rarely disturbed by street noise. House and facilities were perfect. Beautiful linen, great beds, small but well equipped kitchen. Oodles of hot water. Absolutely loved it and am happy to highly recommend 76 The Mint to others.

A gorgeous place to stay, so well located in the midst of lovely Rye, a town of the traditional and modern. Why can't all towns be so interesting? The cottage is light and well furnished, an excellent base for exploring the locale.

Our 3rd visit to "our" lovely cottage in beautiful Rye. So clean, uber comfortable (especially that gorgeous bed) and with a position that is unbeatable. To be literally moments from the antiquity of the town, in fact - in it. Then to walk a few yards to excellent restaurants and cafes. A gem of a place and so quiet despite being in the town.
