Located next to the owner’s property in the village of Woodmancote, between Henfield and Hurstpiertpoint, which both offer a wide choice of eateries, this pretty barn conversion is surrounded by stunning natural beauty. Just a short distance away lies the Hicksted Showground (5 miles), famed for hosting horse shows and competitions. For those seeking a touch of culture head to Brighton (10 miles) and explore all that’s on offer including The Royal Pavilion and iconic Theatre Royal Brighton, known for its diverse repertoire of plays, musicals, and live performances. Alternatively, Glyndebourne is only 18 miles away and offers, a world-class opera house set amidst rolling countryside. Keen walkers and cyclists can explore the many footpaths and trails through the South Downs including the breath-taking Devils Dyke, and for those who want to hop in the car, there are many nearby attractions to visit, including Leonardslee Gardens, Nymans as well as several local vineyards all within 15 miles.

Step through the front door of this delightful barn conversion that has many original features including traditional oak beams and vaulted ceilings which give a light and airy feel. There is space for leaving coats and muddy shoes by the door before continuing through to the spacious open-plan lounge/kitchen/diner. The lounge area has two comfy sofas and is the perfect spot for relaxing with a good book after a day out exploring, or for catching up on your favourite programmes on the Smart TV. The stylish kitchen area has all the equipment you would expect for whipping up a delicious family meal before dining at the table with seating for all. The first of the two bedrooms is located on the ground floor and is a super-king bedroom with an en-suite shower room.

The second bedroom is located up a spiral staircase that leads to a mezzanine area and is a double bedroom with an en-suite shower room.

Heading outside through the French doors there is a private patio area with garden furniture for enjoying outside dining.

Michael very helpfull when we didnt know how to set the heating. Lovley to sit and watch the wildlife in the garden. We saw deer. Squirrels. Mother magpie with 2 young and tree creepers which i have never seen before. Enjoyed our stay even though it rained every day.

Lovely little barn conversion, clean and warm in cool weather. Worth knowing second bedroom is open to kitchen and living area which makes it difficult if downstairs adults awake first. Parking next to barn which was great and owners very friendly. Local towns are friendly and we found good places to eat but not within walking distance at night. LoRead morevely walks in area too. We had a lovely restful, peaceful week at The Barn, with lots of time spent just sitting on the sofas watching the varied wildlife. The hosts were lovely and welcoming without being intrusive. They were very keen to make sure everything was perfect for us. Michael and Elise are lovely and friendly people. The accommodation is lovely and in a very quiet location, which is inundated with wildlife. One of the most relaxing breaks that both my daughter & myself have had for a while.

This is an excellent property. Spotlessly clean, warm, comfortable, especially the bed. The mattress is the most comfortable we have ever slept on at a holiday property. It is conveniently situated close to Henfield but it very quiet and there is a variety of wildlife to view including ducks, pheasants and deer. Michael, the owner is helpful and frRead moreiendly. Lovely cottage with everything you could want for a comfortable stay. Most comfortable beds weve ever slept in. The views and surrounding countryside are beautiful with wild deer seen in the cottage grounds.

A very well appointed property that was ideal for what we wanted. There are plenty of good pubs nearby and the local scenery is beautiful. If you have a National Trust card there are plenty of properties that are well worth a visit within reasonable driving distance. We visited Brighton and used the bus (No 17 from Terry's Cross about a five minuteRead more walk away) parking and traffic in Brighton is horrendous. The barn was warm and welcoming, beautifully presented, with lots of good places to eat nearby and within easy reach of the south coast ,set in peaceful surroundings, we found the car park was not very big for a large vehicle, but we enjoyed our stay .

We absolutely loved our stay here. We arrived and the place was absolutely spotless. The hosts were so welcoming and friendly. It was so quiet and we enjoyed meeting the horses at the end of the garden and watching the wildlife in the surrounding fields. There are some beautiful walks a short distance away as well as a lovely pub (The Ginger Fox) aRead morend a really nice farm shop with fresh local produce. We had a wonderful stay at this charming cottage. The location is nestled in a quiet area yet close to local attractions. The accommodation itself is of an attractive yet practical design and was very clean. The kitchen was fully equipped, making it easy to prepare meals, and the living area was spacious and inviting. Michael our host was incredibly friendly and helpful, providing us with all the information we needed for our stay. The outlook from the cottage was perfect for relaxing and in warm weather the terrace would be perfect for enjoying the fresh air. The Barn at Pigeon Cottage is a superb property, ideal for my elderly mother and me. Really well-equipped and very spacious, it was a perfect base for our week visiting friends in the area. Would highly recommend a stay here - so quiet and peaceful but not far off the main roads. We will be returning!

We loved our stay in this cottage. It's very comfortable & has a great view. While sitting in the living room on different occasions we saw a woodpecker, a fox and a bird of prey sitting on a nearby shed - marvellous. The owner is very friendly & helpful.
