Located next to the owner’s property in the village of Woodmancote, between Henfield and Hurstpiertpoint, which both offer a wide choice of eateries, this pretty barn conversion is surrounded by stunning natural beauty. Just a short distance away lies the Hicksted Showground (5 miles), famed for hosting horse shows and competitions. For those seeking a touch of culture head to Brighton (10 miles) and explore all that’s on offer including The Royal Pavilion and iconic Theatre Royal Brighton, known for its diverse repertoire of plays, musicals, and live performances. Alternatively, Glyndebourne is only 18 miles away and offers, a world-class opera house set amidst rolling countryside. Keen walkers and cyclists can explore the many footpaths and trails through the South Downs including the breath-taking Devils Dyke, and for those who want to hop in the car, there are many nearby attractions to visit, including Leonardslee Gardens, Nymans as well as several local vineyards all within 15 miles.

Step through the front door of this delightful barn conversion that has many original features including traditional oak beams and vaulted ceilings which give a light and airy feel. There is space for leaving coats and muddy shoes by the door before continuing through to the spacious open-plan lounge/kitchen/diner. The lounge area has two comfy sofas and is the perfect spot for relaxing with a good book after a day out exploring, or for catching up on your favourite programmes on the Smart TV. The stylish kitchen area has all the equipment you would expect for whipping up a delicious family meal before dining at the table with seating for all. The first of the two bedrooms is located on the ground floor and is a super-king bedroom with an en-suite shower room.

The second bedroom is located up a spiral staircase that leads to a mezzanine area and is a double bedroom with an en-suite shower room.

Heading outside through the French doors there is a private patio area with garden furniture for enjoying outside dining.

Great gem in the middle of the beautiful West Sussex countryside. Fantastic location for exploring the south coast or a day out in London. Hassocks railway station only a 20 minute drive away so can be in the centre of London within an hour from there. The accommodation is fantastic & provides everything youll need with a lovely open plan lounge Read morearea & kitchen. Plenty of space for our family of 4. Both bedrooms very comfortable with en-suite wet rooms. Very peaceful location with plenty of wildlife nearby. Secure parking as the property has coded security gates. The host payed us a visit on our 1st full day but only as he was passing..just a quick knock on the door to make sure we were settled & if we had any queries. When we were departing he popped over again from the main house next door just to say goodbye & was great company..charming host very attentive & a good listener & would be happy to recommend The Barn as we couldnt be happier with our experience10/10. Thank you we plan to come back for another stay later in the year! Hide

Great hosts. Every time we ran into them, they checked to ensure everything was fine. The Barn at Pigeon Cottage was ideal for the 3 of us. Two bedrooms with great ensuites. The kitchen, dining and living room areas had great, new furniture and appliances. Everything worked well. WiFi, TV, laundry facilities and so on.

Pigeon Cottage is a wonderful getaway! Very well equipped, peaceful location, footpaths nearby, and wonderful hosting. Would definitely recommend!
