Set in the heart of ‘Winnie the Pooh’ country on a working farm, this delightful cottage is every bit as captivating as the stories by A. A. Milne inspired by this picturesque corner of Sussex. The first stop for Winnie the Pooh fans is the village of Hartfield, less than a mile down the road, home of ‘Pooh Corner’, a tearoom, gift shop and museum dedicated to the adventures of Christopher Robin and friends. Here you can pick up a map and head out to find Hundred Acre Wood (in Ashdown Forest) and Poohsticks Bridge. There are many more attractions within easy reach, including Hever Castle (6.7 miles), the childhood home of Anne Boleyn, and the stately home and gardens at Penhurst Place (7.5 miles), while Royal Tunbridge Wells is just 9 miles away.

This spacious, two-storey cottage is filled with character and charm, and surrounded by picturesque countryside. Enter the property via the hallway, which has a coat stand and doors to the utility room and cloakroom. The spacious living room has a choice of comfortable seating arranged around a wood burner in an attractive brick fireplace. A few steps lead down to the garden room, offering more seating and patio doors leading to the rear garden – a great spot to sit and enjoy the views. Next door is a light-filled and spacious kitchen with a breakfast table, then a few more steps lead back up to the dining room with oak flooring and a country-style pine table and chairs. From the hallway, carpeted stairs take you up to the delightful bedrooms – all featuring exposed beams - and a relaxing family bathroom. There are two colourful and cosy twin rooms, one of which interconnects with the spacious master bedroom, a double with Velux windows, and a contemporary en-suite shower room.

The cottage boasts a rear gravel garden and a front patio with steps down to the lawn, offering a choice of spots to relax on the garden furniture and enjoy the country air and beautiful surroundings. A BBQ is available if you fancy a spot of al fresco dining.

Was most perfect cottage and surroundings for our Christmas break away. Had all facilities that was needed and spotless.

Don't visit unless you see what you think are new photographs fixing these issues I describe below. The two selling points to us for this expensive house were the patio and sun lounge. The patio was overgrown, dirty and had broken slabs. The view was non-existent and the sun blocked out for most of the day due to shrub and tree growth not being pRead moreruned and maintained. No breakfasts on the patio. The sun lounge next to the kitchen was as bad with three old uncomfortable chairs, two of which had the their fabric sides removed off because presumably one side had been damaged. There were broken stair posts lying in this room which could have easily been glued back in a few minutes but had been lying there since 2022. There was a feeling of meanness as tea towel had holes in, dirty oven gloves, broken drawer front in kitchen. Response from holidaycottages.co.uk - Thank you for taking the time to leave a review. Very well equipped comfortable cottage in a perfect location. We thoroughly enjoyed our stay and in particular the outdoor space which provided wonderful shade in the heat. Many lovely woodland walks nearby and a well stocked farm shop just up the road. We would definitely stay again.

A very spacious cottage with peaceful surroundings. Bathrooms were very large and clean. My favourite was the dinning room. Few improvements are needed to make this an ideal long stay. The bedrooms were nicely decorated.
