Located on the Angmering-on-Sea private estate, this charming, terraced cottage is the perfect retreat for families or couples, where relaxation meets coastal charm. This delightful property is 0.2 miles from the beach and high street which has a corner store, boutique cafes, traditional pubs, a fish and chip shop and much more. East Preston is a fantastic location for exploring the Sussex coastline, with its sandy beaches and charming seaside villages. It is perfect for keen walkers and cyclists, with easy access to coastal footpaths and cycle trails, or venture a bit further to discover the natural beauty of the South Downs National Park. History lovers can take a drive to Arundel and visit the medieval castle and gardens (7 miles); or explore Petworth House and Park (19 miles). Worthing Pleasure Pier is 7 miles away and the historic cathedral city of Chichester, full of independent shops and restaurants is 17 miles away. Out of Bounds activity centre is 2.1 miles away and offers a range of all weather activities such as Adventure Golf, Jumping Pillows and Ten Pin Bowling.  

From the main door, step into a small, communal area which is shared with the owner, where you can hang coats, store shoes and all your beach bits. The ground-floor design is open plan with a comfortable sitting room, dining area and fully equipped kitchen. It has been tastefully decorated throughout creating a warm and inviting space to relax after a day of exploring. Comfortable sofas, a Smart TV and coffee table set the scene for cosy evenings in. The well-equipped kitchen provides a homely touch, with everything you need to prepare delicious meals to be enjoyed at the dining table, which seats six comfortably. Up the slightly steep staircase, you will find two double bedrooms and a family bathroom. The first bedroom has a king-size bed, a chest of drawers, hanging space and a chair. The second bedroom has a double bed with a hanging rail and shelf above. The bathroom has a bath with shower over and a WC.

Outside, there is a rear paved courtyard with an undercover area with comfortable seating. Additionally, there is a table and chairs and a charcoal BBQ, perfect for enjoying breakfast or dinner alfresco. There is also a bike stand for securing your own bicycles. To the front there is another paved area with outside seating.
