All on one level, this charming, converted stables offers a tranquil retreat in the Sussex countryside. The property would be ideal for families or groups of individuals, boasting seamless flow between rooms, ensuring a convenient and accessible stay for all. The stables are newly decorated and furnished to a high standard with stunning countryside views with private access onto the beautiful Downs Link bridleway, perfect for walking and cycling. There are many other opportunities for walking in the surrounding South Downs National Park, with good local pubs offering great food close by. There is something for everyone from stately homes and castles in Petworth (18 miles) and Arundel (19 miles) to beautiful gardens at Leonardslee Lakes (6 miles) and further afield, Sheffield Park (20 miles). Organise a wine tour/tasting at Wiston Estate (9 miles) or enjoy a day out in Brighton (16 miles), exploring the beautiful Sussex villages and coastline along the way.

This property is in the grounds of the owner’s home but is set in such a way to allow guests their privacy and seclusion. It has a pretty courtyard to the front with a welcoming water feature. Inside the property you will find a spacious open plan living area with a well-equipped kitchen, a large and cosy sitting room, and dining area with under floor heating throughout. This bright and airy room is lined with a wall of windows, perfectly framing the countryside views. The sitting room has a wood burning stove with comfortable sofas arranged around the Smart TV. The kitchen has everything you need for preparing food and drinks with French doors opening out onto the patio and adjacent field. Along the corridor there are 4 double bedrooms and a family bathroom. There are 2 twin bedrooms and 2 super-king bedrooms, which both have an en-suite shower rooms. There is a dedicated desk area in the main bedroom for those that need to stay in touch with work. The family bathroom has a bath with a shower over with a large rainfall head, washbasin, and WC. The washer/dryer is housed in the bathroom, cleverly out of the way.

Outside you are surrounded by stunning countryside views and a seasonal wildflower meadow. There is a patio to the rear, accessed via the kitchen, with a table and chairs for outside dining. There are other seats, a charcoal BBQ and a firepit for summer evenings. The adjoining field is part of the holiday let and guests are welcome to wander through it. Don't forget to bring your wellingtons in the wet weather!

We had a wonderful time at Needs farm stables. The cottage was beautiful and very relaxing to spend time in. The adjoining field was great for our children to run around in, with a lovely trail to follow on the nearby bridleway. We hope to return for another stay one day!
