A standout countryside retreat set within 15 acres of farmland, vineyard and woodland, this large and flexible property is ideal for multi-generational gatherings and group getaways. Sleeping up to 20 across the main house and a separate lodge, it offers exceptional leisure facilities. The historic city of Canterbury lies 5 miles away, offering an abundance of shops and cafes, or you can enjoy exploring the famous cathedral, taking a trip to the Marlowe Theatre or a having punt along the River Stour. A local farm shop is 1 mile away for fresh produce, while a village pub can be reached in 1.5 miles. Children will love a visit to nearby Howletts Wildlife Park (6.5 miles) and Wingham Wildlife Park (10 miles) whilst keen foodies will enjoy the many local vineyards including Chartham (4.5 miles). The Kent coastline is 13 miles away and is perfect for some traditional seaside fun at Hythe, Sandgate, or Folkestone.

The main house blends traditional character with generous social spaces. At its heart is a large living area with exposed beams, comfortable seating and a wood burner, complemented by a separate cinema room featuring an 85” TV with sports and streaming services. A piano room offers a quieter space to unwind, while the dining room seats up to 18 beneath oak beams. The kitchen is well equipped for catering to large groups and opens easily to outdoor dining areas. The ground floor is completed by a handy utility room with a washing machine and tumble dryer, as well as a separate cloakroom with WC. There are five bedrooms in the main house, three of which are on the first floor: a chandelier-lit super-king-size with a vaulted ceiling and luxurious en-suite bathroom with a rainfall shower and a deep copper bath, a zip-and-link king-size room with en-suite shower room, a king-size zip-and-link with a sofa bed suitable for children and an en-suite bathroom, plus two doubles up on the second floor, one with an en-suite shower room. Additional accommodation is provided in two self-contained apartments in the lodge located across the driveway: the ground-floor apartment has a double bedroom with private bathroom, and the first-floor apartment has a super king-size room with a double sofa bed and a shower room. Both apartments have a kitchen area and a lounge area with comfy seating and a Smart TV. Two further sofa beds are located in the cinema room and piano room of the main house, available on request.

The outside space is exceptional. A 10-metre outdoor swimming pool is heated (1st April - September 30th) to approximately 30C and is surrounded by a hot tub under a heated pergola, a wood-fired steam room which doubles up as a sauna. The pool house includes a bar, seating and games facilities. Two electrically heated, covered pergolas allow outdoor dining and evening gatherings in all seasons, alongside a fire pit.  Beyond the leisure terrace, the estate offers an all-weather tennis court, boules and croquet lawns, woodland walks, vineyard trails and a large adventure play area with treehouse. The grounds are spacious and private, offering plenty of room for both energetic days and relaxed evenings outdoors. There is ample private parking for eight cars.

A wonderful property enjoyed by 13 persons to celebrate a major birthday over 3 nights. Outstanding helpful, responsive and obliging support from the owner and the house manager. Well equipped kitchen; good dining areas inside and out; possibility to enjoy activities of all kinds given the extensive facilities of the property. Great to have additioRead morenal accommodation in adjacent flats. A special treat was the hire of an excellent chef Silvestre Inacio http://www.thecheftouch.co.uk. The only warning is that the 'Jack & Jill' WC on the top floor is a misnomer. It is an ensuite in a very small room with low ceilings that could be used by those staying in the adjacent room. All in all a property we'd highly recommend! Hide

Wow!! What a beautiful place. I really do recommend staying at this gorgeous location!! Weve just returned from the most amazing weekend (as a group of 19). The standards are really high, each room was super clean and beds are comfy! The house had all the equipment we needed and the facilities really were amazing. The pool was heated and the hot Read moretubs a very good temperature too. There was enough space for everyone and we had glorious weather which meant we enjoyed the lovely garden and played lots of fun games too. I honestly dont think the photos even capture quite how lovely this property is. It managed to beat every expectation and Id absolutely recommend. Hide

Both the main house and the cottages were well equipped and all the outdoor facilities were well suited for an extended family get away location. The outdoor swimming pool was heated and enjoyed by the family but could have done with a toilet and changing facilities in the pool house to avoid trips back through the garden to the main house. DuringRead more our stay we hired a private Chef Samual McClukin who provided a three course meal for all the family and would highly recommend. Overall a great property, probably slightly more expensive than similar properties but provided a enjoyable break for a family gathering. Hide
