With sea and sand on the doorstep and the picturesque town of Rye just 3 miles away, this superb property is perfect for a memorable family holiday. Sleeping six guests, it has plenty of space, with storage for bikes and beach equipment too. The magnificent, 3-mile expanse of sands, backed by rolling dunes, is a favourite for swimming and water sports, with lifeguards present in the peak season. Beginners are welcome at the kitesurfing school in Camber, where you can also try your hand at supervised paddleboarding and kayaking. The town of Rye is famous for its medieval cobbled streets, lined with historic buildings, including the splendid Lamb House, the former home of author Henry James, now a National Trust property. Rye Harbour Discovery Centre, 2.5 miles away, offers wonderful views across the nature reserve, as well as wildlife walks, activity trails and a bird-watching hide.

The welcoming hallway, handy for sandy shoes, leads to the bright and spacious kitchen-diner of your holiday home. Pops of colourful artwork and decor enhance the family-friendly feel of the streamlined, all-white kitchen, while the pretty dining table has stylish contemporary chairs. On sunny days, throw open the French doors onto a patio area. A shower room completes the ground floor layout. Head upstairs to the lovely, light-filled lounge, with glass doors to a south-facing balcony and a Smart TV for streaming your favourite shows. The stylish design includes a bright rug, plush sofas and eye-catching artwork. A charming king-size bedroom with an en-suite shower is also on this floor. Stairs to the second-floor lead to the family bathroom and two further inviting bedrooms: a zip-and-link king-size (can be made into a twin on request at time of booking) with an additional trundle bed for a child, and a twin. Please be aware that some areas of these second-floor rooms have restricted head heights.

Outside, enjoy the salty air and a peaceful drink on the lounge balcony or light the charcoal BBQ on the ground-floor furnished patio for alfresco dining. Climb the steps from the patio to find the large, enclosed garden with further seating and a spacious lawn. Private parking for 2 cars.

Sandunes could and should have been 5 stars but was let down by a number of minor and easily fixed maintenance and housekeeping matters. Clean but tired in places. The pub near the house was good but won't accept children under 5, which may be important to families. Overall comfortable but also noisy due to hard flooring throughout. Good location.

Perfect location for the beach. Good size bedrooms. Bus into Rye just a 5 minute walk from the house. Owl pub next door serves excellent food.
