This charming property is located in the village of Fittleworth, which has a village shop and several nearby pubs. It is nestled in a rural location within the South Downs National Park having far-reaching countryside views. This makes it the perfect getaway with family and friends and enjoying easy access to the many footpaths and cycling trails on offer. The neighbouring towns of Petworth and Pulborough are both 3 miles away with the latter having two supermarkets and mainline trains to London. There is much to see and do in the area including Petworth House, several golf courses, racing at Goodwood and Fontwell, as well as Polo at Cowdry Park all within 15 miles, ensuring this pocket of West Sussex has something for all the family.

Leave your shoes and coats in the hallway before continuing through to the lounge. With a large sofa and two armchairs, this is a tranquil space in which to unwind in front of the roaring wood burner on a chilly evening and catch up on your favourite programmes on the Smart TV which includes Sky, BT Sports, and Netflix. Beyond, the impressive conservatory offers the perfect place to relax with a good book or just soak in the stunning countryside views across the South Downs National Park. The well-equipped kitchen is located just off the lounge. Throw open the patio doors on a warm summer’s morning and enjoy an informal breakfast at the kitchen table which seats four, but which can be extended to seat eight, or simply sit outside on the top terrace for a coffee and enjoy the view. A formal dining room for eight is located on the opposite side of the lounge and is a great space for family celebrations and a games room with a pool table and plenty of board games for an after-dinner family games evening. Just off the games room is a handy study that provides a quiet area for catching up on emails and the ground floor is completed with a handy utility room and a separate WC. Heading upstairs there are four bedrooms: two king-size rooms with impressive views and en-suite shower rooms, a twin room, and a single room with an additional trundle bed. These two bedrooms share the family bathroom.

Outside, there is a gas-fired BBQ for outdoor dining and multiple seating areas to choose from, all of which enjoy the breath-taking views over the South Downs. Relax after an enjoyable day sightseeing and watching the sunset with a glass of fizz produced by one of the many local growers. A secret garden behind the property offers a quiet spot to sit under a wooden pergola and enjoy the peaceful views. There is also a garden gate which gives direct access to extensive woodland walks. We have enjoyed two holidays with our family and pet whippet at Knoll House. The house is very clean and spacious, yet comfortable and cosy. The views are amazing. Comfortable beds and beautifully clean linen and towels. Our grandchildren enjoyed the pool table and other games provided. The enclosed, yet large, garden is lovely.

Wow! What an amazing house. We stayed with our son, his partner and 3 year old granddaughter. The house was equipped with everything wr could possibly need. I loved the large pantry, and big kitchen, the super conservatory with its wonderful views, the comfy bedrooms, and also lovely woodland walks from the back gate. Thoroughly recommended!

I loved the house and it could be perfect if windows were kept functioning, if there had been toilet paper in EACH bathroom, and if things had been a bit cleaner (see above) coffee machine full of spent pods, dryer reservoir completely full, filters not clean, etc. We loved that the kitchen had everything we might want, plenty of dishes, cutlery, tRead moreoo. We are so very pleased with our stay at Knoll house and all it had to offer. All our expectations were met. Great house overlooking the South Downs. Well equip for the large family group we had including the baby. The people in the village and the shop were very friendly.

A fantastic location and a wonderful view make this house special. Sitting outside in the garden with a g and t in the early evening is great. Lots of space, comfortable beds and three bathrooms made it suitable for our friends get together.

We absolutely loved Knoll House! It was in a wonderful position to go and visit Petworth, all the villages around, and even the wonderful Weald and Downland Museum. A beautiful holiday property, very well equpped & maintained, with amazing views over the surrounding countryside & direct access to woods & arboretum. A really lovely place to stay with many places,(eg Arundel, Chichester, Midhurst....), gardens & walks nearby as well as being not far from the south coast.
