This Grade II listed property is located in the village of Icklesham in East Sussex. The village is a typical village for the area with cosy pubs and even a quirky windmill, which Paul McCartney once used as a recording studio. It is situated on the 1066 walk, which takes walkers from Pevensey to Rye via the town of Battle and is of great historic importance. The property is located just a short drive away from the ancient town of Winchelsea, with its pretty shingle beach and a little further away is the town of Rye, with its boutique shops, historic pubs and antique shops. Beyonde Rye is the five mile stretch of golden sandy beach at Camber Sands which is a short drive away.

Step through the front door and you’ll be welcomed into the beautiful hallway, with space to hang coats and store shoes in the downstairs cloakroom. Head through to the lounge/diner with open fire, large sofas and TV/DVD to spend an evening relaxing with the family. The dining area seats everyone and has bi-folding doors leading through the conservatory which has seating, leading out into the garden. Next is the shaker style kitchen with two double electric ovens, gas AGA and hob, fridge/freezer and dishwasher, enjoy your morning coffee at the breakfast area and plan your day. From here you’ll find a games room with wood burner and pool table along with a selection of board games, perfect for the younger guests. There is a separate utility room with a washing machine and tumble dryer, a pantry with additional fridge and microwave. Head up the steep turned stairs to the first floor and you will find four of the bedrooms all with TV's, a king-size with en-suite shower room with shower and WC. Another  two king-sized rooms, and a super-king-size zip-and-link (which can be made into a twin on request) and finally a shower room with shower and WC. Further stairs lead to the second floor which hosts the last two bedrooms, again both with TV's, two king-size both with en-suite bathroom with bath and WC, exposed ceiling beams and TV/DVD in both bedrooms.

Venturing outside there is a lawn area to the front of the property, and a large enclosed  rear garden with terrace, garden furniture, summer house and charcoal BBQ. There is a pond with a low wall surround (please take care with young children) There is private parking for four cars.

This is a spacious house with six large double bedrooms & an attractive garden. The conservatory & pool table were much appreciated. The house was very well located, close to the 1066 walking route & the bus running between Rye & Hastings, Twelve of us had a most enjoyable week at the Old Vicarage . A fantastic house for a large gathering of family or friends. Beautifully decorated and well equipped. We found it very cozy in late January for my daughters 40th birthday celebration. The pool table was great fun, beds very comfortable and huge dinning table excellent for all eating together,

Beautiful house in a great location within easy reach of the sea and also easy walking distance to a great pub. A really well equipped kitchen and great snooker table. Lovely walks from the house too.

The property suited our family very well and was presented well. The only comment I would have is that a few of the bedrooms would benefit from a shower rather than a bath.

Very nice property for an extended family stay in a nice location. Some of the furnishing is a bit tired and cleanliness could be better. The garden is great for the kids. There is a play park and nice pub very close by and a coffee shop a short drive.

Fabulous property, quirky but great fun. Well equipped for a party of Twelve. We have never experienced a better equipped Kitchen. The property has everything you could need, including a selection of games if the weather was disagreeable, but we spent much of our time exploring the countryside and surrounding towns. Lovely house with generously proportioned dining table and very well equipped kitchen. The whole of the downstairs space works really well for a group of adults. Probably one of the best houses we've stayed in. Top marks all round: rooms equally sized, very clean, the lounge and dining area is very comfy and pleasant to be in and the sun room is lovely. Great country walks literally on the doorstep, lovely area. We had a great time.

The Old Vicarage is a comfortable house and an appealing place to stay with a lovely view of the church. It is well placed for visits to the coast and has a lovely local pub in the Queen's Head. The kitchen is well equipped and there is plenty of space for large groups.

Perfect house for a big family celebration and enjoyed by young and old.
