In the heart of 1066 Country is this 15th-century cottage, full of character and a perfect retreat for anyone looking to escape the hustle and bustle to unwind in the peaceful East Sussex countryside.

This beautiful listed cottage is located in the village of Ninfield in East Sussex, conveniently situated on A269 giving easy access to all local amenities and attractions. The village is quiet and rural, and benefits from a village shop, farm shop and two popular pubs. Further afield, the property is close to the beautiful Sussex coast and is within a 20 minute drive of the town of Hastings, with its beach and cliffside funicular railway, and Bexhill-on-Sea with its iconic art gallery, the De La Warr Pavilion. The National Nature Reserve at Pevensey Levels is also a 20 minute drive away for those who enjoy quiet, coastal walks.

This gorgeous Grade II listed cottage dates back to the 15th century and offers a range of original features. A pathway leading through the garden brings you to the front door of the property which opens to a small hallway. Off from here is the cosy lounge, with beamed ceiling and inglenook fireplace with woodburner. Of particular interest in this room is the 27ft well, which is illuminated behind safety glass set into the lounge floor. The comfortable seating is arranged around the open fire and the TV and DVD player are cleverly hidden away, so as not to detract from the period atmosphere of the room. A step down from here leads to the dining area with a table seating six, feature fireplace and windows looking across the beautiful garden. The kitchen is conveniently located just off the dining room and is light and airy with everything you would expect, including electric oven and hob, fridge/freezer, dishwasher, microwave and washing machine. There is also a kitchen table and chairs for less formal meals. There is a separate cloakroom off the hall, and stairs leading up the first floor where there are three bedrooms. The master bedroom is located to the front of the cottage and has a double bed and space for a travel cot, if required. Storage space in this room is cleverly built into the alcoves. The second bedroom has twin beds, as does the third bedroom, which also benefits from a small en-suite bathroom with bath with shower over. The main bathroom to the rear of the property has a walk-in shower.

The property benefits from a beautiful, private cottage garden which is mostly laid to lawn with pretty, well-maintained borders. There is parking for two cars, one on the drive and one just outside the gates to the property.

Lovely old world feel to the house which is very sympathetically furnished and fits beautifully in its surrounding. Well appointed kitchen, beds were comfortable and the duvet was toasty. The owners are warmly welcoming and accommodating. Great spot for dog owners too as there is a great 5k wood walk on the doorstep.

Beautiful, comfortable, well equipped cottage. Well maintained enclosed gardens. A little close to a busy road was the only issue.

This is a lovely character cottage and the hosts were friendly and helpful with great suggestions for food, exploring etc. The kitchen was particularly well stocked with kitchenware, utensils etc. There are some lovely pubs within a 10 minute drive. It is probably not ideal for those with mobility issues due to the uneven floors and steps.

The cottage was very comfortable and particularly well-equipped for those who wish to cook whilst away. For us, as we were blessed with some very good weather, the garden was a beautiful sanctuary where we could enjoy a quiet drink at the end of the day. This is a very comfortable, characterful property - at least as good as it looks in the photos. Great mattresses! The welcome cake was delicious and the hosts charming and friendly without being in any way intrusive. We all had a great stay and would go back.
