Conveniently located at the foot of the South Downs in the pretty Sussex village of Beddingham, surrounded by farmland, within close proximity to Lewes with shops and pubs and only 5 miles from the coast, making this the perfect place for a relaxing break. Those looking to soak up the local culture can enjoy the world-renowned Summer concerts at Glyndebourne Opera House, explore the first property acquired by the National Trust in Alfriston, visit Charleston, former home of the Bloomsbury Group, and where Virginia Woolf would often visit, or the Rathfinny Wine Estate, one of Europe’s largest privately owned vineyards. Brighton is only a short drive away with it's Royal Pavilion and a shopper’s paradise offering boutique shopping combined with fantastic places to eat and drink.

Enter this pretty studio cottage, located in the owner’s grounds where there is space for dropping off coats and shoes before heading into the bright and airy lounge/kitchen/diner/sleeping area. The cosy lounge area is the perfect place to curl up in one of the armchairs after a busy day exploring and watch a film or favourite programme on the Smart TV or relax with a good book. The kitchen is well-equipped with a double electric oven and gas hob, fridge with ice compartment, microwave, washer/dryer, dishwasher and a DAB/CD radio, perfect for preparing romantic meals which can then be enjoyed at the breakfast bar with bar stools. The bedroom area offers a sumptuous king-size bed and a handy freestanding unit, this doubles as storage for guests’ belongings, with a space for the Smart TV so you can enjoy a lie-in watching your favourite programme, and a divider from the kitchen/diner. The property is completed with a shower room with shower and WC.

Heading outside to the patio area that's set within an acre of well-kept garden, the garden offers spectacular countryside views and the patio table and chairs are perfect for sitting out on a warm evening and enjoying the magnificent sunsets. There is ample private secure parking available. Due to the location of the property you may experience some road noise during busy times

Our first week away with our 16 month old German Shepherd Arya, the cottage was of a very high standard and had everything we needed. Carrie, David and Boots made us very welcome and Arya enjoyed playing in the garden with Boots which was very secure and spacious. The location was great for getting about to dog friendly walks, beaches and pubs, whiRead morech were all a short drive away, with great suggestions from the hosts. Carry, David and Boots made us feel most welcome while allowing us privacy. They were keen to ensure that we had everything we needed. The finish to Pump Cottage is excellent and very clean. It is especially suited to couples though we managed fine with our baby. An ideally situated cottage for enjoying the Downs. Hosts were lovely and the garden was ideal for letting our dog venture on her own, as it is contained and secure. The hosts dog, Boots, was likewise very welcoming and a great companion for our dog. What a great find this accommodation is. Great location for exploring the area and a beautiful enclosed garden. The owners David and Carry could not have been more welcoming, including making sandwiches for us and leaving wine in the fridge prior to our arrival on a wet Friday evening. Although on a very busy main road the cottage was lovely. Very well equipped, extremely comfortable, especially the bed, and the back garden was beautiful. Very secure for our bouncy Boxer. The cottage is very clean and tidy and finished to a very high specification. 15 minute drive to a dog friendly beach at Seaford. 10 minute drive to a selection of supermarkets. Beautiful large garden and wonderful countryside views. Very easy access to all the local attractions. Plan ahead for parking in Brighton as it can be expensive. Beautiful cottage in lovely grounds. Being members of National Trust we wanted to experience the South East attractions. The accommodation was sited within 30 minutes of all the Trusts that are within Kent & Sussex.

We would thoroughly recommend staying here. We were made to feel very welcome. The cottage is extremely comfortable and well-equipped. It is so cleverly designed that it feels spacious and larger than it actually is. The setting is beautiful and we enjoyed exploring the area for the first time. Thank you, it was a lovely holiday.

The cottage was great and the location was well placed. The only downfall was that it is situated on a very busy road that made exiting the property quite difficult. The owners were very friendly and made us very welcome.

We loved the cottage. It is small, but the facilities and beautiful garden more than makes up for that. David and Carrie are the loveliest hosts, they couldnt have been more welcoming or helpful and Boots, their gorgeous dog, was so patient with our old greyhound. Its a great base for visiting numerous locations, you do need a car, but nowhere is tRead moreoo far away. There are loads of dog friendly pubs and restaurants around and some amazing places to walk. The property is small but more than adequate for a couple and one dog. We liked the small front porch which was great for leaving walking boots and dog equipment. This would be especially useful in wet weather (although fortunately we had glorious weather) It is in a good location for touring the South Downs, The property is however on a very busy Read moremain road. The cottage itself is wonderful, as were the welcome and the garden, and there is lots to do in the area. Unfortunately the location directly on the busy A26 with its relentless traffic spoiled it for us. The map on the holidaycottages website is misleading. Cottage was lovely and cosy, very welcoming for two people. Views over the Downs were beautiful. Closeness of the main road meant it was quite noisy as it's busy with traffic. Location was excellent for visiting all the main coastal and inland attractions.
