Situated on the edge of the beautiful Kentish village of Appledore and just outside the High Weald Area of Outstanding Natural Beauty, this traditional Oast House is perfectly located to visit the many historic towns and villages of Kent and Sussex. Within driving distance of the Cinque Ports towns of Rye, Hastings and Tenterden, it is also only a ten-mile drive to a variety of scenic coastal towns. The village is perfectly placed to explore the surrounding countryside as well as the many historic houses, gardens and vineyards that the area has to offer. The property is within easy reach of the village which is equipped with a village shop, pub and tea room as well as some lovely little antique shops.
As you enter the property you will be greeted by the large reception hall, perfect for dropping off your coats and shoes. On the right you will find an impressive beamed kitchen which is equipped with everything you could need – a double electric oven and induction hob, a dishwasher, an American-style fridge/freezer and washing machine with tumble dryer. There is a large dining table with chairs to seat 17 people - if the weather is clement, you can throw open the doors to the patio area which leads on to the fully enclosed garden. Across the hall on the left you will find the lounge which is full of modern sofas cleverly mixed with vintage pieces as well as a cosy open fire – here you can watch a favourite programme on the Smart TV which also has a Sky package. A cloakroom with WC is also on this floor. Heading upstairs, there are six bedrooms – one super-king size with ensuite shower room, two doubles with ensuite shower rooms, one twin and two bunk rooms, one of which has both an additional single bed and truckle bed. The twin and bunk rooms share the main bathroom which has a bath and overhead shower as well as a WC. Climb the stairs up to the second floor where you will find a family suite which is furnished with a super-king size bed, a single bed, a wooden cot and an ensuite shower room with WC.
The highlight of this beautiful house has to be the amazing outside area. The huge terrace overlooking the pond is not only furnished with dining table and chairs for 17 but also has a little patio area which has an original pizza oven in the shape of twin Oast Houses. This cosy area is perfect to cook your own pizza or you could just have something ready made on the charcoal BBQ. The lawns beyond the patio are a wonderful place to relax while watching children play in the mini adventure playground nestled in the trees – swings and slides, a trampoline and benches sit under a gigantic weeping willow tree. In the summer, you can get the sun loungers out on the decked area which looks over the fully fenced boating lake. You can also take the little rowing boat out and feed the resident fish who will no doubt pop up for a snack! The jewel in the crown is the games room annexe which has a pool table, table football and darts. There is a mezzanine snug where teenagers can hang out and there is also a convenient WC here. Parking is provided for six cars at the front of the property but there is also additional roadside parking if necessary.
Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.
