Elegantly decorated, this large and spacious Sussex Oast House holiday home is the perfect choice for larger groups wishing to celebrate a special occasion in style.

This large country house is located close to the village of Sedlescombe in East Sussex, set in the heart of the High Weald Area of Outstanding Natural Beauty.This is a great property for those who like to explore the great outdoors, with access to the owners 450 acres of woodland and orchards, and a choice of footpaths for exploring the local area. Slightly further afield there are many pretty villages and interesting historic sites and properties, including the imposing castle at Bodiam, which is within a ten-minute drive of the property and the National Trust property of Batemans, the former home of writer Rudyard Kipling.

Enter the property into a large hall, where you will find two downstairs bedrooms, one double and one twin. Further along the hall is a lounge with wood burner, comfy chairs, a sofa and a TV. There is a small dining room in the downstairs roundel room with a table and chairs for six people, and located off of the dining room is a kitchen with electric hob and oven, microwave, dishwasher and fridge/freezer, and a small breakfast table. Also on the ground floor is a separate utility room with washing machine and tumble dryer, a downstairs WC, and a downstairs bathroom with a bath, large walk-in shower and WC. Upstairs, there is a large open-plan lounge/diner which has fantastic countryside views across the gardens and beyond to the Brede Valley. There is an open fire, two large sofas, a TV & DVD player, and a formal dining table that seats ten guests. The kitchen is located in the upstairs roundel room and has an electric oven and hob, fridge, freezer, microwave, dishwasher, washing machine and tumble dryer. The kitchen table comfortably seats six and is perfect for meals when you don’t want to use the formal dining area. There are also two large double bedrooms and one twin bedroom and two separate bathrooms, both containing shower over bath and WC.

Patio doors in the downstairs lounge lead out onto the large patio area. The property’s garden is stunning with views across to the private woodland which guests are allowed to use. The patio area has a table and chairs for 10 people and a large charcoal BBQ. There is a large lawn area perfect for children to run around and guests also have access to the owners tennis court (please bring your own rackets). There is parking for five cars.

Please note there is a refundable £150 security deposit for this property payable closer to the start of your holiday.

This was just the most perfect property for a weekend of relaxation, walking, yoga and eating. A group of us went and our expectations were met on all levels. Clean, tidy, very well equipped and cooking in the beautiful round kitchen in the Oast House was a pleasure. fabulous accommodation old and large....felt very homely and had some great furniture books and art on the walls and elsewhere around. The tennis court setting was beautiful and sheltered from the wind. The kitchen was much better equiped than the norm....large pans for large numbers of guests were provided as were adequate towels. We went as a girls group to the house and were more than happy with what we found. The house was lovely, great views from the house. Fantastic access to walks in the woods that surround the house. We cooked in and more than happy with facilities and equipment available in the kitchen, nothing missing. We also made use of the tennis court for fun teRead morennis and had a great time.
