Located in the heart of the charming Kent village of Ruckinge, this fantastic holiday cottage is conveniently within easy reach of the local village store and popular pub. The pretty market town of Tenterden is close by, as is the bustling town of Ashford with its great travel links to the continent and London. Keen walkers will enjoy exploring the High Weald Area of Outstanding Natural Beauty, which boasts an abundance of beautiful walks and scenery. This is a fantastic base from which to explore the many local historic houses, gardens and vineyards as well as the Kent and East Sussex coastline, with the soft golden sand of Dymchurch only 8 miles away.

A spacious entrance hall welcomes you into this beautiful property and offers space for dropping off coats and muddy boots. Step through the original church hall doors into the fabulous open-plan lounge/kitchen/diner with its vaulted ceilings and original features which make this a great family entertaining space. To the left is the sociable kitchen/dining area with a well-equipped kitchen offering an induction hob, two electric ovens, fridge/freezer, dishwasher, microwave and DAB radio. Enjoy chatting over a glass of wine at the breakfast bar with four stools before sitting down to a family meal at the large dining table and chairs to seat ten. After dinner, relax on one of the two comfy sofas in front of the Smart Sky TV with full sports and movie package, or enjoy chatting in front of the wood burner on one of the two armchairs. The property offers three ground floor bedrooms, a super-king-size with en-suite shower and WC, a double and a twin. These two bedrooms share the  bathroom which has a shower over bath and WC. The bathroom also offers a utility area with a washing machine and tumble dryer. Stairs from the ground floor lead up to the mezzanine family suite offering a super-king-size bed and an additional single bed and an en-suite shower and WC.

Heading outside, the patio area beyond the kitchen/diner is perfect for summer BBQs with a charcoal BBQ and pizza oven. Nestled behind the cottage and offering ultimate privacy, is the hot tub that can accommodate eight guests. Private parking is available for two cars and there is ample roadside parking.

Dogs are charged at £20 each per full or part week.

Property was really lovely. Very stylish but practical too - had 2 dogs and 2 older people with mobility issues as well as four younger people and everyone was happy. Kitchen really well equipped, beds (lovely bed linen and towels) and sofas comfy and showers all worked perfectly.

The property is beautifully maintained, fresh looking and very clean. For us as a family of five plus grandparents a smaller sofa by the door turned to face the other would have been much better with a larger tv, perhaps wall hung in corner. The sky box needs to come out of the desk as gets extremely hot, we propped it open with a dvd case. The accommodation was perfect for the number of people in our party, which consisted of six adults and three children. Having three bathrooms was a bonus. The open plan living area was very conducive to socialising, however having an open plan upstairs bedroom restricted any privacy and impacted on downstairs use. The conversion of the Old Church HRead moreall has been done extremely well with good quality fitments. The pizza oven outside and hot tub were a great treat. Hide
