Bursting with original charm with its characteristic exposed beams and brickwork, period windows and a fantastic walled garden offering shelter and privacy, this is a rural idyll waiting to be enjoyed.

This Grade II listed property is located in the village of Icklesham in East Sussex. The village is a typical village for the area with cosy pubs and even a quirky windmill, which Paul McCartney once used as a recording studio. It is situated on the 1066 walk, which takes walkers from Pevensey to Rye via the town of Battle and is of great historic importance. The property is located within a five minute drive of the ancient town of Winchelsea, with its pretty shingle beach and a little further away is the town of Rye, with its boutique shops, historic pubs and antique shops.

A backdoor leads to the property via a boot room, where you will also find the washing machine, dryer, bread maker, microwave and Butler’s sink. From here, enter the kitchen which has everything you will need, including oven, Aga, dishwasher and coffee machine. There is a kitchen table here too, with church pew style seating. Next to the kitchen, the dining room offers a formal place to eat for 12 guests and has a working inglenook fireplace. Continuing on, you will discover the cosy snug room, which has a TV, DVD player and a sofa-bed which is available for two extra guests to use at an additional cost. Next to here is a shower room, which is useful should there be guests using the sofa bed. The drawing room is a grand room and has two sofas (one of which is another sofa-bed which can be used at an additional cost), TV, DVD player and a working fireplace. Stairs lead to the first floor, where the bedrooms are located. The master bedroom has a high, cast iron bed, built-in wardrobe and sink. You can also find the travel cot and high chair stored here. A second bedroom has twin zip-and-link beds which can be joined together to form a super-king size, should that be required. The third bedroom has a double bed and the fourth bedroom is another twin with zip-and-link beds which may be made up as a king-size upon request at the time of booking. The main bathroom has a bath with handheld shower, whilst there is also a shower room at the end of the hall with walk-in shower.

Outside the property benefits from three gardens, mostly set to lawn. You will find the hot tub quite close to the house and next to it is a garden room where sun loungers, etc. are kept and which can be used as changing room. There are several seating areas around the gardens, including a beautiful, secret walled garden with a stone seating area. As you would expect with a property of this size, there is plenty of parking available.

 

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

Please note there is a refundable £500 security deposit for this property payable closer to the start of your holiday.

We had a lovely stay, the cottage was comfortable & perfectly adequate for our party of 8 ladies having a relaxing break. Well equipped kitchen. Thoroughly enjoyed the hot tub & the views from it! The welcome pack was a lovely touch too

Beautiful cottage in superb, rural location, close to Rye and Hastings. Plenty of space, cosy fire and well equipped kitchen. Spacious and attractive garden with breathtaking views across the Sussex countryside. There are also two local pubs, offering a warm welcome and excellent food. Lovely property in some beautiful countryside. Very spacious with 2 shower rooms and a bathroom. Two sitting areas and a formal dining room plus dining space in kitchen. Plenty of parking space. Very helpful owners. The welcome pack of wine, bread, crisps etc was very well received. Both local pubs worth a visit. Really enjoyed the stay.

Beautiful cottage set in a perfect location between Rye & Hastings. Local pubs were very welcoming, we were a party of 8 plus a dog and he came everywhere with us! Lovely comfortable, warm cottage, well equipped & gorgeous scenery. The Alpacas in the field opposite were wonderful to observe too!

A wonderful property, very stylishly decorated and extremely well equipped. And the journey down the narrow lane to reach it was quite exciting....and made the property very peaceful. The only issue was the heating system which didn't respond to a drop in temperature, but the caretaker rescued us.

This is a beautiful property in a marvellous setting. Its age does throw up eccentricities but that is part of its charm. The welcome basket was unexpected with Holiday Cottages but very welcome.

Scrag Oak is a lovely place to spend time with the family. It has loads of character, is comfortable and well-equipped. It is also in a quiet and safe location for children, within beautiful countryside. The hot tub was a big success and the barbecue area with its view and charm was great. The house was excellent; it suited our needs extremely well 4 adults, 3 children and a toddler (three generations) plus two dogs it was very comfortable, extremely well equipped, beautifully clean, and has a lovely garden. It was a bonus that we were able to put the dogs crate in the spacious utility room, which was great when dealing with muddy Read morepaws.
